EDENS’s priorities for the redevelopment of Merchant’s Walk called for an aesthetic design that returned the 33 year-old neighborhood center back to its origin as a central gathering place for the community, with a great mix of food, retail and entertainment. GreenbergFarrow provided planning, architecture and engineering services that achieved these objectives by creating a vibrant, 362,000 square-feet retail hub that enhances the surrounding community. Improvements to the center included additional retail space, renewed facades, widened sidewalks, and the installation of decorative signage, planters, benches, green screens, enhanced landscaping, energy efficient fixtures and controlled lighting systems. In addition, a new landscaped walkway across the parking lot supports the pedestrian-friendly environment. Improving the existing retailers’ storefronts (Stein Mart, PetSmart, Old Navy, Georgia Theatre and Marlow’s Tavern) was phased in order to minimize disruption of their operations. The fresh aesthetic, plus the addition of a 45,000 square-feet Whole Foods Market as a new anchor tenant, as well as other complementary food and specialty retail tenants, has brought renewed life to the center, with 100% occupancy and increased traffic. With EDENS investing $26 million into the project, and the various tenants investing $15-20 million, the renovation broke ground in August 2009 and opened with the new Whole Foods in July 2011.
